
HOSPITALITY SERVICES
PLANNING PHASE
- Assist owner in review and selection of designers, contractors, consultants
and other related services that may be required
- Review contracts
- Review general design concepts with hotel operator, designer, purchasing
agent, contractors, other consultants and owner to be sure that design
concept and renovation work is acknowledged and understood
- Develop preliminary project budgets
- Provide overall cost planning and scheduling
- Coordinate with management to minimize revenue loss if applicable
DESIGN & CONSTRUCTION / FF&E SELECTION PHASE
- Review schedule for design and construction with team members
- Prepare project budget
- Work with team members in coordination and development of plans, specifications and other related documents
- Review and comment to owner with regard to design documents
- Report to owner regularly (typically weekly unless otherwise requested) on the status of schedules, budgets and construction project
CONSTRUCTION PHASE
- Review construction schedule with team members
- Hold construction meetings as agreed upon with owner
- Ensure that contractors, engineers and consultants adequately inspect the construction per plans, specification and other related documents
- Inspect construction project regularly to ensure construction and furnishings, fixtures and equipment (FF&E) are in accordance with contract documents
- Establish schedule for purchasing, fabricating, inspecting, delivery and installation of FF&E
- Review all FF&E documents and purchase orders for design and budget compliance
- Review and recommend for owner’s approval all pay requests, invoices, billing, etc and obtain sworn statements, lien waivers, and Certificates (Insurance, Substantial Completion, Occupancy) from contractor for each draw
- Coordinate shop drawings, samples and other such submittals for approval by various team members
- Propose change orders for owner’s approval, provided they are reasonable and will not adversely affect the quality of construction
- Administer installation of FF&E in conjunction with other team members
- Assist owner and hotel operator with review and approval as it relates to the construction project
- Determine dates of substantial and final completion, and review for owner approval all final certificates for payment, prior to recommending final payment
- Report to owner regularly or approximately weekly the status of construction, scheduling, budgets and FF&E
- Use commercially reasonable efforts to ensure the project is completed on schedule and on budget in accordance with specified quality level, without material defects, and will not exceed budget without owner’s approval
